The Valuation Stage
We understand how life can get in the way, so we make ourselves available outside of normal office hours. Need a valuation in the evening or on the weekend? Not a problem for us, this is all part of the service. We are available to see you at a time that suits you
After the Valuation
We use a no pressure, no sales pitch approach and we know that you may want to think about a few things after the valuation, this is completely normal. We hope you will be happy with our valuation and the service we offer but there is no obligation. We are just at the end of an email or phone call if you have any questions after the appointment.
Ready To Market Your Property? Excellent!
At the point you would like us to market your property, we will arrange a second appointment at a convenient time for you. This will be to fill out all the relevant paperwork and we will also do all the work to prepare the brochure.
This will include taking photos and completing the property write up for the brochure. Here at Gino’s Estate Agents, we can guarantee that you will receive a brochure back to you within 24 hours of this appointment.
For Sale Sign
The vast majority of buyers will drive around the areas & roads that they would ideally like to live in, making for sale boards a very valuable tool. They are a key way to generate enquiries as they 24/7 advertising, and when your board could be as distinctive as Gino’s is, it will make your property stand out more so to potential buyers.
Energy Performance Certificate
It is required by law for any house being sold to have an EPC (Energy Performance Certificate). This is a survey which says how energy efficient each property is.
There are a few exceptions to this law, we will be able to advise you on weather this is something you require as a home seller or not. If your property does require an EPC then this is something we can arrange on your behalf or you can arrange this yourself, either way is no problem.
The Brochure
After our second appointment where we have taken photographs and detailed the property particulars, we will get to work preparing the brochure. Once this has been created, we will send it to you for acceptance, and to check it is a fair and accurate representation of your home. Once this has been done, we can start distributing to our client database.
Your property goes on the market
We have a few avenues that we will be able to market your property through: Rightmove, Our Website and the local Newspaper. Rightmove is the main property site and has an incredible reach when it comes to generating enquiries and viewings on your property.
On top of this, we will market your property on our website and the local newspaper. Our website and newspaper are designed to be eye catching and easy to read to attract as much attention as possible.
You receive offers
Viewings start with the anticipation of receiving an offer. However, as the sellers, please note that before we can present any offer to you, it's crucial to conduct a chain check with the estate agent representing the applicants, especially if they're also selling a property. This process is necessary to provide a comprehensive understanding of the situation and facilitate an informed decision on whether to accept the offer or not. Your cooperation and understanding in this matter are much appreciated.
Without complete information, it's impossible for us to put any offer forward. Once we determine the chain is feasible, we'll then proceed with presenting your offer.
